What hoarder clearance involves
Hoarding is recognised as a condition, and a clearance that is forced, rushed or done behind someone's back tends to be undone within months. The approach that works is slower at the start and quicker at the end: agree what is happening, involve the person where it is possible, keep decisions small, and remove the physical risk first.
The practical side:
- A first visit without a van — to see the property, talk about what is worrying whoever asked us to come, and agree a plan and a price
- Safety first — clearing exit routes, stairs and the areas round the cooker and heaters before anything else, so the property is safe even if the rest takes time
- Room-by-room sorting — keep, donate, recycle, dispose, in boxes and bags labelled on the day; the person or their representative makes the calls, we do the lifting
- The search — post, paperwork, money, medication, photographs, jewellery and keys surface in hoarded homes constantly; they are set aside, not loaded

Hoarder clearance costs — 2026 guide
Hoarded properties hold far more than their size suggests, and the price is driven by the number of van loads and the time spent sorting rather than by bedrooms. Every job is quoted after a visit, in writing, and the quote holds even if the work is spread over several days or weeks.

A note on doing this well
Hoarding disorder is in the diagnostic manuals, and the people living with it are usually aware of the problem and ashamed of it. The two things that make a clearance go badly are speed and surprise: a crew turning up unannounced and stripping a house in a day may leave it empty, but the distress it causes is real and the behaviour tends to return.
What tends to work is the opposite — a named person the householder has met, small decisions instead of big ones, a keep pile that is genuinely respected, and the hazards dealt with before the rest. Where there is a support worker, a GP or a family member involved, we work with them. Where the person is able to be part of it, they are. Where they are not — a void property, a hospital discharge deadline, an eviction notice — we still handle the contents as though someone will ask about them later, because they usually do.
We are a clearance company, not a therapy service, and we will say when something is beyond what a clearance can fix. But a house that is safe, clean and has room to move in is a reasonable place to start.

How much does a hoarder house clearance cost?
In East Yorkshire in 2026 one or two hoarded rooms typically cost £400–£800, a moderately hoarded flat or house £900–£1,800, and a severely hoarded house £1,800–£3,500, with a deep clean at £250–£600. Will you clear a house if the person does not want it done?
We will not clear an occupied home behind the occupant's back for a relative. Where a landlord, council or court has authority — a void, an enforcement notice, a tenancy condition — we act on that authority and still handle the contents carefully. Where a family is worried about someone who is refusing help, we can talk through what has worked for other families and who else can be involved.
How long does it take?
Anything from one day for a couple of rooms to a week or more for a severely hoarded house, usually spread over several visits so the person can cope with it. Charlotte gives a realistic plan after the first visit rather than promising a single-day clearance that cannot be done well.
What do you do with things that are found?
Post, documents, cash, bank cards, medication, photographs, jewellery and keys are put in set-aside boxes and handed to the person or their representative. In hoarded homes these turn up in every room and it is one of the reasons the work cannot be rushed.
Do you clean as well as clear?
Yes. Once a property is empty enough, we deep clean kitchens and bathrooms, remove and dispose of soiled carpets, sanitise and treat odours. Where there is a pest infestation or biohazard beyond a clean, we say so and work alongside a specialist contractor.
Will the neighbours know?
Not from us. The van is not sign-written with the word "clearance" in large letters, we do not discuss the job with anyone but the person who booked it, and bags go straight into the van rather than onto the pavement.
