House Clearance Wakefield — From Stone-Terrace Cellars to Sandal Semis
CL Clearances empties houses, flats and bungalows across the Wakefield district: the city and its suburbs, Ossett and Horbury to the west, and the Five Towns strung along the M62 — Pontefract, Castleford, Knottingley, Featherstone and Normanton. Charlotte Leighton has run the business since 2016 from Howden, about 26 miles east along the motorway, and she looks at the property, writes the fixed quote and does the clearance herself.
Wakefield homes bring their own quirks. The stone terraces of Agbrigg, Belle Vue, Eastmoor and Thornes usually have a cellar under the front room, and on a hillside street the van rarely stops right at the door. Both are priced in before the day, not discovered on it.

Who clears houses in Wakefield with one named person responsible?
CL Clearances does. There is no franchise, no call centre and no agency crew: Charlotte Leighton prices the house, drives the van from Howden, carries the furniture out and writes up the paperwork. The person you speak to on 07783 430775 is the person who turns up.
Most Wakefield work comes from four situations:
- Settling a parent's estate — the family home in Sandal, Walton or Horbury emptied once the will is sorted, with letters, photographs and anything of value set aside first (probate house clearance)
- After a bereavement — at a pace the family chooses, sometimes over two visits (bereavement house clearance)
- Landlords between tenants — terraces in Agbrigg or Belle Vue, flats near Westgate, left with furniture and bags (end of tenancy clearance)
- Downsizing — a semi in Outwood or Stanley thinned out before a move to something smaller
A single room, a cellar or a garage is priced on its own if a whole house is more than you need.

Which parts of the Wakefield district do you cover?
All of it, with the travel already inside the quote. That means the city centre and Westgate, Agbrigg, Belle Vue, Eastmoor, Thornes, Lupset, Sandal, Walton, Outwood, Stanley and Wrenthorpe; Ossett and Horbury; the Five Towns of Pontefract, Castleford, Knottingley, Featherstone and Normanton, plus Altofts, Ferrybridge and Glasshoughton; and Hemsworth, South Elmsall, South Kirkby and Ackworth further south.
Pontefract, Knottingley and Castleford sit roughly ten minutes closer to Howden than the city does, so clearances there tend to land lower in each price band. Ossett and Horbury, on the far side of the city, sit higher.

WhatsApp a picture of each room, the cellar and the loft to 07783 430775. Most Wakefield houses can be priced from that alone.
Which kind of clearance suits a Wakefield property?
It depends on how much has to go and how easy the house is to work in. A one-bed flat near the city centre may only need a part clearance. A Belle Vue terrace with a full cellar, or a Featherstone ex-mining semi with a garage and two sheds, needs the full job.
| Option | Typical Wakefield case | Disruption | Lifting by you? | Sorting done for you | Speed | Legal risk |
|---|---|---|---|---|---|---|
| Full house clearance | A Sandal semi being sold by executors, loft and garage included | Low — one or two days | No | Yes | Fast | Low — licensed carrier |
| Part clearance | The cellar of a Thornes terrace, or a back bedroom used as a store | Low | No | Yes | Fast | Low — licensed carrier |
| Skip hire (DIY) | Hard on steep, tightly parked terraces; a skip on the road needs a council permit | High | Yes | No | Slow | Higher — you carry the duty of care |
Cellar steps in the older terraces are narrow and often steep. Everything comes up by hand, and if a piece cannot leave without marking a wall or a door frame, Charlotte says so first and lets you decide.

Other CL Clearances services around Wakefield
If a full house clearance is more than you need, these are the services most often booked across the district.
Bulky items and junk collected from cellars, yards and upstairs flats, priced by the van load.
Small moves and Marketplace collections across the WF postcodes, with the old furniture taken away too.
Paperwork-friendly clearances for executors and solicitors handling an estate.
Just the outbuildings or the loft, without booking a whole house.
Why do Wakefield families and landlords book CL Clearances?
Because one owner-operator is accountable for the whole job, and the paperwork stands up. More about the person behind the business is on the about Charlotte page.

What changes the price of a Wakefield house clearance?
Which side of the city you are on
Castleford, Pontefract and Knottingley are the shortest drive from Howden. Ossett, Horbury and Hemsworth add a little more travel time.
Cellars
Most of the older terraced streets south and east of the centre have them. Carrying a cellar out by hand takes longer than a ground-floor room of the same size.
Hills and parking
Where the van has to wait at the end of a sloping street, the extra carry is costed into the quote.
Garages and sheds on the Five Towns estates
The ex-mining semis in Featherstone, Normanton and South Elmsall often have a garage and a shed or two. Done on the same visit they cost less than a second trip.
Fridges, mattresses and paint
Each has its own disposal stream and fee; paint and chemicals go to a hazardous waste facility.

How much does house clearance cost in Wakefield in 2026?
A full house clearance in Wakefield with CL Clearances typically costs £380–£590 for a terrace or flat that fits in one van load and £620–£1,020 for a semi with a loft and garage. One room, a cellar or a garage starts at £170. Every price includes the drive from Howden and is fixed in writing before the day.
| Property | What is included | Guide price (2026) |
|---|---|---|
| One room, a cellar, or the garage | Emptied and swept, part of a load | £170 – £360 |
| Terrace in Agbrigg, Belle Vue or Thornes, or a flat | Whole property, cellar included, one load | £380 – £590 |
| Semi in Sandal, Outwood, Stanley or Lupset | House, loft, garage and garden — one to two loads | £620 – £1,020 |
| Ex-mining semi in the Five Towns with outbuildings | House plus garage and sheds | £700 – £1,300 |
| Detached house in Walton, Sandal or Ackworth | Two to three loads | £1,020 – £1,650 |
Pontefract, Knottingley and Castleford usually come in towards the bottom of each band. If furniture or other items have resale value, that can come off the price. Our guide to what a house clearance costs explains how the bands are worked out.
Can I use Wakefield Council’s tips or bulky collection instead?
For a few items, yes. Wakefield Council has three household waste recycling centres: Wakefield on Denby Dale Road (WF2 7AH), Glasshoughton on Flass Lane in Castleford (WF10 5JW) and South Kirkby on Brigantian Way (WF9 3TH). You need a free resident’s permit or proof of address. A van, pickup or SUV needs a commercial vehicle permit, and so does a car towing a trailer bigger than 6ft by 4ft. Brick and rubble are limited.
The council also runs a paid bulky item collection, booked and paid for online through the council’s MyAccount. It is for household items only; business waste has to go through the council’s separate commercial service.
Both work well for a car boot of bags or a single sofa. A house full of furniture, a cellar or a loft is a different matter. The council options leave the carrying, the sorting and the repeated trips to you, so one licensed clearance is usually less work and quicker.
Is CL Clearances licensed and insured to clear houses in Wakefield?
Yes. CL Clearances holds an upper-tier waste carrier registration with the Environment Agency, number CBDU291452, and you can check it on the public register. The business also carries public liability insurance. Letting agents and solicitors can ask for copies before the job is booked.
This matters because of section 34 of the Environmental Protection Act 1990. The householder has a duty of care to pass waste only to an authorised carrier, and if a clearance firm without a licence fly-tips the contents, the trail leads back to the property. The government’s guidance on disposing of household waste sets this out. A Waste Transfer Note at the end of every Wakefield job records where each load went.

What do people ask about house clearance in Wakefield?
How much is a house clearance in Wakefield?
In 2026 a terrace or flat that fits in one van load usually costs £380–£590 with CL Clearances. A semi in Sandal, Outwood or Stanley is £620–£1,020, an ex-mining semi with outbuildings £700–£1,300, and a detached house £1,020–£1,650. A single room, cellar or garage starts at £170. Travel from Howden is included.
Do you clear cellars in Wakefield terraces?
Yes. A lot of the stone terraces in Agbrigg, Belle Vue, Eastmoor and Thornes have one, and they are often the fullest room in the house. Everything is carried up the cellar steps by hand. Send a photo of the cellar with the others so it is in the quote.
Is it cheaper in Pontefract or Castleford?
Slightly, as a rule. The Five Towns are on the M62 between Howden and Wakefield, so Pontefract, Knottingley and Castleford take less driving than the city itself. There is no separate mileage charge anywhere in the district; the travel is already in the fixed figure.
Can you clear a house in Wakefield if I live away?
Yes. Keys can be collected from a neighbour, an estate agent or a solicitor, or left in a key safe. Agree in writing what stays, or tape a note to those doors. The Waste Transfer Note is sent on once the house is empty.
Will you take the garage and sheds as well?
Yes, and it is cheaper to do them on the same visit. Ex-mining semis in Featherstone, Normanton and South Elmsall often come with a garage and one or two sheds, so Charlotte will ask about the garden when she prices the house.
Where does the waste from a Wakefield clearance go?
Usable furniture is passed on for reuse where possible. Metal and electricals are recycled, fridges go for degassing under the WEEE rules, and the rest goes to licensed transfer stations. Nothing is fly-tipped, and the Waste Transfer Note shows where each load ended up.
Can I take things to the Wakefield tip myself?
If you live in the district, yes. The council sites are on Denby Dale Road in Wakefield, Flass Lane in Castleford and Brigantian Way in South Kirkby, and you need a permit or proof of address. Vans need a commercial vehicle permit. For the contents of a whole house, a single clearance usually works out simpler.
